"How many TMVs have we got?" is a question that makes a lot of London property managers go quiet. Fair enough. They're hidden behind bath panels, under basins and in ceiling voids, and they get added and removed with every refurb. An asset register fixes that.
What goes in a TMV register
| Field | Why it matters |
|---|---|
| Unique ID and label | A tag on or near the valve so everyone's talking about the same one |
| Location | Block, floor, flat or room, and exactly where the valve is hiding |
| Outlets served | Basin, shower, bath, or several. Helps spot long or little-used runs |
| Make, model, approval | TMV2, TMV3 or both, and whether parts are still available |
| Set temperature | What it should deliver for that outlet type |
| Access notes | "Panel screwed, bring a driver." "Resident works nights." The bits that save a wasted trip |
| Last service and next due | The whole point of the exercise |
| Condition and history | Scale level, failed tests, parts fitted. Shows which valves are on their way out |
How we build it
We walk the building, open every likely panel and cupboard, and record what we find. If you already have a list, we check it against reality, which is often an eye-opener. Where it makes sense, we combine the survey with the first service visit so you're not paying for us to visit twice.
You get the register as a spreadsheet you own, and we keep it updated every time we service.
Scheduling across a London portfolio
A housing association with homes in Hackney, Haringey and Hounslow doesn't want three engineers crossing London on the same day. We group visits by area, line them up with your access arrangements, and set the intervals per valve or per building based on the readings. Busy hard-water sites get shorter intervals; quiet, stable ones can stretch. You get a forward schedule, so the next round is booked before anyone has to chase it.
Handy for audits. When an inspector, insurer or your own compliance team asks for TMV records, a register with service history is the thing they want to see. It also feeds straight into your Legionella written scheme.
Common questions
Do you label the valves?
Yes. Each valve gets an ID that matches the register, placed somewhere sensible like the inside of the access panel, so it's easy to find and doesn't spoil anyone's bathroom.
Can you work with our existing CAFM or compliance system?
We supply the register and certificates in standard formats you can upload. If your system needs a particular layout, send us a template and we'll fill it in that way.
Got TMVs in London that need a look?
Tell us roughly what you've got and where. We'll give you a fixed quote and a date that works around your building.
