South London is our biggest patch: Lambeth, Southwark, Wandsworth, Lewisham, Greenwich, Bexley, Bromley, Croydon, Merton, Sutton and Kingston upon Thames. Inner boroughs like Southwark and Lambeth are dense and urban, while Bromley and Sutton feel almost like the Home Counties. The building stock changes a lot as you go south, and so does the way we plan the work.
The buildings we see in South London
Big council estates and housing associations
Southwark and Lambeth have some of the largest council housing portfolios in London, and housing associations manage thousands more homes across Lewisham, Greenwich and Croydon. Sheltered housing, extra-care schemes and supported living are common, and they tend to have TMVs on every bath and basin. We plan estate-wide programmes block by block, with resident letters and booked return visits for no-access homes.
Purpose-built flats and riverside developments
Nine Elms, Battersea, Bankside, Greenwich Peninsula and Deptford have filled with new apartment blocks. As in East London, the TMVs fitted at construction are often forgotten about until something goes wrong or a managing agent starts asking questions.
Care homes in the suburbs
Croydon, Bromley, Sutton and Kingston have a large number of care and nursing homes. Many are in extended Victorian or Edwardian villas, where the plumbing has grown in stages and TMVs can turn up in unexpected places. TMV3 valves, a tidy register and records that are easy to show an inspector are what these homes need.
Schools, colleges and leisure centres
The southern boroughs have large school estates and plenty of council and trust-run leisure centres. Changing rooms and showers in leisure centres see relentless use, which makes scale build-up and drift more likely. We service them early in the morning or in quieter spells.
Victorian terraces and HMOs
Brixton, Peckham, Tooting, Balham, Lewisham and New Cross are full of converted terraces, many let as HMOs or flats. The same story as elsewhere: shared bathrooms, mixed valve types and a licence to keep happy.
What we typically find
- Long estate programmes with access gaps. A first visit rarely reaches every flat. We track no-access homes and keep going back until the list is done, or until you tell us otherwise.
- Hard water. Much of South London is supplied from the Thames and chalk sources, and the water is hard. Expect to hear about scaled strainers.
- Older valves needing replacement. Valves fitted in 1990s refurbishments are often past the point where parts are available. We'll give you a priced plan rather than a surprise.
Getting around
Inner South London has extensive CPZs, and some estates have their own parking rules and permits. Further out, parking is easier but distances are bigger: Bexley to Kingston is a long way on the South Circular. We split the patch into inner and outer rounds so engineers aren't spending half the day in traffic.

Richmond upon Thames straddles the river and we plan it with West London. Just over the bridges, see Central London.
