How we work

How we plan a London TMV job

Servicing a valve takes half an hour. Getting to it in a London building can take a lot more thought. Here's what we sort out before, during and after the visit.

Call 020 3633 6064
  1. Enquiry

Phone or form. We ask about the building, who lives or works there, roughly how many valves and any access quirks.

  2. Quote and plan

A fixed quote, then an agreed plan: dates, times, access, parking and who needs to know we're coming.

  3. The visit

Every valve tested, cleaned, descaled, set and fail-safe checked. Anything bigger is flagged before we leave.

  4. Records and next date

Certificates, logbook entries, the register updated and your next service already pencilled in.

Access in occupied buildings

Most TMVs live in rooms people are using. Flats, care home bedrooms, wards, hotel rooms, classrooms. We work from your access plan, and if you don't have one, we'll help put one together.

  • Notice letters or emails for residents, written in plain English, if you'd like them
  • Appointment slots for flats where people need to be in
  • A no-access list at the end of each day, with return visits booked rather than forgotten
  • Your sign-in, safeguarding and escort rules followed in schools, care homes and clinics

Parking, permits and getting kit in

London parking is its own sport. Before the day we check the controlled parking zone, loading rules and whether there's on-site parking or a bay we can use. If a visitor permit or suspended bay is needed, we'll tell you early enough to sort it. For mansion blocks and towers, we'll ask about lifts, porters and where we can and can't carry kit through.

We'd rather spend ten minutes on the phone beforehand than forty minutes looking for a space in Marylebone.

Out-of-hours and quiet times

Some buildings are easiest when they're empty, others when they're busy and people are in to open doors. We can book:

  • Early starts in offices before staff arrive
  • Evening sessions in clinics and surgeries after the last patient
  • School holidays and inset days for schools and nurseries
  • Mid-morning in care homes, after personal care and before lunch, or whatever suits your routine
  • Weekend visits where that's what an occupied block needs

Hard water, every time

London's hard water leaves scale in strainers, check valves and the thermostatic cartridge itself. We descale on every service, record how bad it was, and use that to recommend the right interval for each valve. If your building has a water softener or scale inhibitor upstream, we'll note that too, because it changes the picture.

Tidy and safe

Dust sheets down, water isolated locally, panels put back properly, and nothing left in a state you'd have to explain to a resident. If we find a valve that's unsafe and can't be fixed on the spot, we'll make the outlet safe and tell you straight away.

What you get afterwards

A certificate for every TMV, logbook entries, an updated asset register, a priced list of anything that needs more work, and the date your next service is due. No chasing required.

Let's get your TMVs tested, tuned and on record.

Tell us where you are in London and roughly how many valves you've got. We'll come back with a fixed quote and a visit plan that suits your building.
