North London stretches from the terraces of Tottenham and Walthamstow up to the green edges of Enfield and High Barnet. It's a mix of inter-war suburbs, Victorian streets and post-war estates, and it has plenty of care homes and schools tucked in among the houses.

Care homes and nursing homes
Barnet in particular has a large number of care and nursing homes, from converted detached houses in Finchley and Hendon to big purpose-built homes. Every resident bathroom usually has a TMV3 valve, so a single home can easily have a hundred or more. A clear register and a predictable service schedule make the registered manager's life much easier, and make records easy to find when an inspector asks.
Inter-war semis and terraces turned into HMOs
Around Wood Green, Tottenham, Walthamstow, Leyton and parts of Enfield, family houses have been converted into HMOs and flats. Shared bathrooms see heavy use and frequent tenant changes. Haringey and Waltham Forest both run property licensing schemes, so landlords want paperwork that's tidy and current.
Schools and academies
Enfield, Barnet and Waltham Forest have large school estates, with TMVs on pupil washbasins and accessible toilets throughout. Most of our school work happens in the holidays, when we can get round every washroom without interrupting lessons.
Housing association and council homes
Post-war estates in Edmonton, Tottenham and parts of Barnet, plus sheltered housing schemes across all four boroughs. Sheltered and extra-care schemes tend to have the most TMVs per home, because residents are older and the risk from hot water is higher.
What we typically find
- Very large valve counts in care settings. We plan these over several visits to fit around residents' routines and keep every room usable.
- Hard water scale. The north of London is supplied from a mix of sources, and it's hard here too. Strainers and check valves need regular cleaning.
- Valves on long runs. Older extensions sometimes have one TMV feeding several distant outlets. We'll flag it, because a long warm pipe run is a Legionella concern.
Getting around
Parking in outer North London is generally easier than in the centre, though town centres like Wood Green, Walthamstow and Finchley have their own CPZs and busy high streets. The North Circular runs right through the patch, so we group visits geographically to avoid spending the morning on it. From Chiswick, we come round on the A406 or up through Brent, which takes us past plenty of other jobs on the way.
