West London covers a lot of ground: the dense inner streets of Hammersmith and Fulham, Victorian Ealing, the suburbs of Harrow, the riverside in Richmond and the big open spread of Hillingdon out by Heathrow. We cover all seven boroughs, and because we're based in W4, we're rarely more than a short drive away.
The buildings we see in West London
Converted Victorian and Edwardian houses
Shepherd's Bush, Acton, Ealing and Fulham are full of big terraced houses split into flats or let as HMOs. The plumbing has usually been altered by several different people over the years. TMVs turn up under baths, behind boxed-in pipework and occasionally in places that make us wonder what the last installer was thinking. They're also a classic place for valves that have never been serviced at all.
Mansion blocks and riverside flats
Around Barons Court, West Kensington, Fulham and along the river at Hammersmith and Richmond there are plenty of mansion blocks and purpose-built flats. Older blocks may have central hot water from a communal plant room, which means supply temperatures are worth checking alongside the valves themselves.
Suburban care homes and supported housing
Ealing, Hillingdon, Harrow and Hounslow have a good number of care homes and supported living schemes, many in extended detached houses or purpose-built homes. These usually need TMV3 valves on every resident outlet, and a register that a registered manager can show an inspector without hunting for it.
Schools, airports and everything in between
The western boroughs have large school estates and, out towards Heathrow, hotels, offices and logistics sites with staff showers and washrooms. Hotels near the airport run all year, so we plan room-by-room servicing with housekeeping.
What we typically find
- Scale, lots of it. West London's water is hard and TMVs here are no exception. Strainers blocked to the point of restricting flow are a common sight.
- Valves without access. Tiled-in bath valves in refurbished conversions. We'll suggest a neat access panel so the next service isn't a demolition job.
- Mixed valve types. A portfolio of HMOs will often have a different make in every property. We'll list them all in one asset register.
Getting around
Most inner West London streets are in controlled parking zones, and Hammersmith and Fulham is known for keeping a close eye on them. We check the restrictions before every visit. Outer boroughs like Hillingdon and Harrow are easier for parking but bigger to cross, so we group visits by area to keep travel down. The A4, A40 and the North Circular are part of our daily lives, for better or worse.
