Central London packs an awful lot of different buildings into a very small space. In one morning we might service valves in a Marylebone mansion block, a Harley Street clinic and a Holborn office. Each one needs a slightly different approach, and all of them need us to have thought about parking before we set off.
The buildings we see in Central London
Mansion blocks
Maida Vale, Marylebone, Kensington, Chelsea and Bloomsbury are lined with red-brick and stucco mansion blocks. Many still have communal hot water from a basement plant room. That's good news for consistency but it means a single problem with the central plant shows up at every TMV in the building. We check supply temperatures as well as the valves, and we'll tell you if the issue is upstream.
Offices in the City and the West End
Office TMVs live in accessible toilets, showers and tea points. They're easy to forget because nobody complains until the shower goes cold before a 9am meeting. Early-morning visits before staff arrive usually suit best, and we work with building managers and security on sign-in and permits to work.
Private clinics and practices
The Harley Street and Wimpole Street area is home to a huge number of private clinics, dental surgeries and consulting rooms, often in converted Georgian townhouses. They tend to follow HTM 04-01 closely, need TMV3 valves on clinical hand-wash basins, and want work done between patient sessions. We fit around the diary.
Hotels and serviced apartments
From boutique hotels in Covent Garden to serviced apartments in South Kensington, hotels run at high occupancy most of the year. We plan room-by-room with housekeeping and front of house so rooms go back into service the same day.
Social housing among the townhouses
Camden, Islington and Westminster all have large council and housing association estates right next to some of London's priciest streets. Sheltered and supported housing blocks in these boroughs often have a TMV on every outlet, and a resident population that relies on them.
What we typically find
- Listed and heritage constraints. We work neatly and avoid unnecessary disturbance to period finishes, and we'll talk to you before suggesting any new access panels in sensitive rooms.
- Communal hot water that's running a bit cool. A TMV can't fix a low hot supply. We'll flag it so your Legionella assessor or plant engineer can look at it.
- Hard water, of course. Central London is just as hard as the rest. Strainer cleaning and descaling are standard.
Getting around
Central London is the hardest patch for parking by a long way. We check loading bays, red routes and the Congestion Charge zone for every job, and we'll ask about porters, goods lifts and loading docks in advance. Where kerbside access is impossible, we plan the kit we need so we can carry it in one trip. If a building needs a suspended bay or visitor permit, we'll let you know early.
